📜 Booking Terms & Conditions (for Smoobu site) Heatherview Escapes – Booking Terms & Conditions These Terms & Conditions apply to all bookings made directly with Heatherview Escapes, regardless of which of our properties you stay in. By making a booking, you agree to these Terms & Conditions.

1. Bookings & Payment

1.1 A booking is confirmed once we (or our booking system) have received the required payment and you have received a written booking confirmation.

1.2 The person making the booking must be at least 18 years old and is responsible for all members of the party.

1.3 Payment terms (deposit, balance due date, and any security deposit) are as stated at the time of booking and in your confirmation.

2. Check-In & Check-Out

2.1 Check-in time is from 3:00 pm, unless stated otherwise in your booking confirmation or pre-arrival information.

2.2 Check-out time is 10:00 am, unless stated otherwise.

2.3 Early check-in or late check-out may be possible by prior arrangement and may incur an additional fee.

3. Occupancy & Guests

3.1 You must not exceed the maximum occupancy stated in your booking. Exceeding occupancy without prior agreement may lead to immediate termination of the stay without refund.

3.2 Only the guests listed on the booking are allowed to stay overnight at the property.

4. Pets

4.1 Pets are allowed at our properties, subject to the following conditions: You must inform us at the time of booking if you are bringing a pet. Pets must be well behaved, house-trained and not left unattended in the property for long periods. Pets are not allowed on beds or soft furnishings unless you bring suitable covers. You are responsible for cleaning up after your pet inside and outside the property.

4.2 Any extra cleaning, damage or additional wear and tear caused by pets may be deducted from your security deposit or charged separately.

5. Cancellations & Refunds

5.1 The cancellation policy for your stay is as stated at the time of booking and on your booking confirmation (for example, via our website, Airbnb, Booking.com or other platforms).

5.2 In the event of any conflict, the cancellation terms shown on your individual booking confirmation take precedence over any general wording shown elsewhere.

5.3 No-shows or curtailment of stay (leaving early) are treated in accordance with the same cancellation terms.

6. Guest Responsibilities During your stay, you agree to: Treat the property, contents and neighbours with respect Follow the house rules provided (including any rules relating to log burners, heating, waste disposal, parking and noise) Report any damage, breakages or issues as soon as reasonably possible Ensure all doors and windows are locked when you leave the property Leave the property in a reasonable condition on departure (washing up done, bins used appropriately, no excessive mess) We reserve the right to charge for: Damage, breakages or missing items Excessive cleaning required beyond normal changeover Misuse of facilities, including log burners or appliances

7. Security Deposit (if applicable)

7.1 If a security deposit is taken, details will be shown at the time of booking.

7.2 The deposit (or any remaining balance after deductions) will normally be returned after check-out once the property has been inspected.

7.3 We will notify you of any proposed deductions and the reason for them.

8. Smoking, Parties & Noise

8.1 Smoking and vaping are not permitted inside the property.

8.2 Parties or events are not allowed unless explicitly agreed in writing in advance.

8.3 Please keep noise to a reasonable level, particularly between 10:00 pm and 8:00 am, in consideration of neighbours and other guests.

9. Liability

9.1 Heatherview Escapes does not accept liability for: Loss or damage to any personal belongings of guests Any injury, illness or death, unless caused by our proven negligence Any temporary breakdown or interruption of utilities, internet, appliances, or services beyond our reasonable control Weather conditions, travel disruptions or other events outside our control

9.2 Guests are advised to take out suitable travel insurance to cover cancellation, personal belongings and personal liability.

10. Right of Access We or our representatives may enter the property at reasonable times to: Carry out essential maintenance or repairs Investigate issues or emergencies Comply with legal obligations Where possible, we will give you prior notice and aim to minimise any disruption.

11. Governing Law These Terms & Conditions are governed by and construed in accordance with the laws of England and Wales, and any disputes shall be subject to the exclusive jurisdiction of the English courts
