We’re passionate about creating relaxing, comfortable spaces where guests can switch off, explore the local area, and feel completely at home.  Whether you're staying for a family break, a countryside escape, or a cosy weekend away, our aim is simple: stress-free stays, clean homes, and great communication.

We personally manage every aspect of the guest experience — from preparation and cleanliness to check-in support and quick problem-solving.

We know how important the little touches are, so we focus on reliability, cleanliness, local recommendations, and maintaining well-equipped spaces for every type of traveller.

Arrival Information

Full check-in details, directions and key collection instructions will be sent to you by email or WhatsApp before your arrival. Please ensure you provide accurate contact details so you receive all information promptly.

Parking

Parking details vary depending on the property. You will receive information in your pre-arrival message, including any on-street parking rules or permit requirements.

Property Access 
Properties are equipped with a key safe or smart lock. The access code will be provided 2 days before your arrival for security reasons.

Linens & Towels

Beds are fully made up for your arrival. A set of towels is provided for each guest. Additional linens or mid-stay refreshes may be available on request.

Cleaning

The property is professionally cleaned before each stay. Guests are expected to leave the property in a reasonable condition. Excessive mess or misuse may result in additional cleaning charges.

Heating, Hot Water & Appliances Instructions for heating, log burners, hot water systems and appliances are provided in the property. If you experience any issues, please contact us as soon as possible so we can help.

Log Burner / Fireplace

Where a log burner is provided: Only use the logs, firelighters and kindling supplied or approved. Do not leave the burner unattended when lit. Ensure the fire is fully extinguished before leaving the property or going to bed. Guests are responsible for safe use at all times. Misuse may result in damage charges or increased cleaning fees.

Wi-Fi Free

Wi-Fi is included. Speed and reliability may vary depending on the local network provider. Refunds cannot be given for temporary outages beyond our control.

Maintenance & Emergencies

If something is not right, please notify us immediately. We aim to resolve issues as quickly as possible and may need to arrange access for maintenance or safety checks.

Lost Property

Items left behind will be kept for 14 days. We can return items by post on request; shipping costs must be covered by the guest.

Noise & Neighbourhood Respect

Please be considerate of neighbours at all times. Quiet hours are generally between 10pm and 8am. Any disturbance may result in the termination of your stay without refund.

Health & Safety

A fire extinguisher, smoke alarms and carbon monoxide alarms are provided where required. Guests must familiarise themselves with evacuation routes and safety instructions displayed in the property.

Travel Insurance

We strongly recommend guests take out suitable travel insurance to cover cancellations, personal possessions and unexpected events.
